Ciudad Morazán is a new city in a designated special development zone, in a working-class region of Honduras. We worked closely with the developer to plan a city that balances industrial, residential, commercial, and civic uses in a dynamic economy on a compact footprint.

The zoning and layout prioritize safety and walkability. Land use rules hold a mixed-use environment in the residential areas with set-asides for industry. For housing, we developed three affordable types designed to fill specific gaps we found in the local market. Alongside the plan, our team ran market assessments, analyzed hydrology and flood risk, and identified the environmental assets worth keeping.

The city is built and occupied. The development regulations and parking guidelines we prepared were adopted and are in use by the developer operating the residential and industrial community there.
