An undeveloped growth corridor between two major cities offered the chance to plan a new megaregion hub on land whose value was already rising with organic growth. Drawing on labor market studies and population forecasts, we proposed a new development model at the geographic center of the region.

Allowing high densities and mixed uses on that focal point plants the seeds for a new central business district. Our design for the metropolitan center combines urban economics with sustainability practice, and the plan sets out the expanded infrastructure network needed to link the new center into the wider megaregion.

We developed the proposal using simulations of the likely effect of the project on regional growth, including a density projection heat map that showed the developer where to align investment and site anchor tenants.
