About us

Fitted Projects is a market-focused urban planning firm for new cities, urban extensions and special zones. Founded in 2020, we work on master plans, urban extensions, and the regulations that govern them.

We are a boutique firm, and clients get the direct attention of people who have worked at major international institutions, public and private, on projects around the world. Land development is a long game, and we believe in building long-term relationships with our clients.

The master plan is the main driver of a developer’s business plan. A financially sound plan is the backbone of an ambitious development, and we take seriously both our responsibility to clients in building a business that lasts and our responsibility to the future community in delivering an urban environment worth living in.

We combine spatial planning with market diagnostics and economic modeling. Every planning decision is technically sound and commercially justified.

Design excellence with local fit

Our work adapts international urban design practice to local conditions, holding to multi-modal mobility, stewardship of natural amenities, and the public realm as the backbone of land value.

Cash-flow positive sequencing

We plan around infrastructure phasing and land release so that cash flow stays healthy and major investment stays in line with absorption and demand. This protects long-term value and avoids low-equilibrium outcomes.

Practical governance and implementation

We draft the urban management guides, land use rules, and operational documents that large developments need. These set a cohesive character across a site and give investors clarity while leaving room to move when markets shift.

A city is not a building

Good cities are dynamic, messy, and always changing. Trying to guess every activity and design every building stifles the creativity that makes cities worth living in. We prefer to open doors: flexible frameworks that host many uses and evolve as conditions change.

A real city is also never finished. Our plans are scalable, using urban economics and urban planning to create simple designs that keep options open and make expansion easy, while controlling initial costs.

And a city is more than concrete and steel. Rules, norms, and regulations shape future outcomes far more than a rendering does. We combine nuts-and-bolts planning with a regulatory framework that creates value for the firm, its investors, and the people who will live there.

Nuria Forques Puigcerver, Co-Founder and Principal Urban Designer

Co-Founder and Principal Urban Designer

Nuria is an urban designer and project manager with a background in architecture and real estate management. She leads projects across the full range of the practice, from tactical interventions in existing neighborhoods to new city master plans of up to 10,000 hectares, in the United States, Latin America, Europe, and East Africa. Her focus is flexible, market-led design that stays buildable on constrained budgets, and she has managed construction as well as design. She lectures on Strategic Urban Planning at the Africa Urban Lab and is the founder of the Global Street Atlas platform.

Co-Founder and Principal Urban Planner

Patrick is an urban planner and researcher who leads the Urban Expansion and the Periphery program at the Africa Urban Lab, part of the African School of Economics in Zanzibar. His public sector work helps cities across Africa prepare for growth that is inclusive, orderly, and affordable, with more than ten years spent on urban sprawl, housing supply, the needs of migrants and refugees, economic development, and climate adaptation. He is an affiliated scholar at the NYU Marron Institute of Urban Management, a co-author of the Atlas of Urban Expansion, and helped lead the OECD’s Africa’s Urbanization Dynamics report, work that has made him a widely cited authority on urban growth and density. He holds a Master’s degree in Urban Planning and a PhD in Public Administration from the NYU Wagner School of Public Service.
